Dubai Golden Visa Through Property: Requirements for EU Investors
In short: Owning Dubai property worth at least AED 2 million, based on the title deed or official valuation, can qualify you for a renewable 10-year UAE Golden Visa. Several properties can be combined, and off-plan or mortgaged property may qualify under conditions. The visa has no minimum stay but does not automatically make you a UAE tax resident.

The UAE Golden Visa is one of the main reasons European investors look at Dubai. Buying qualifying property can give you a renewable 10-year residence visa with no employer or local sponsor.

The core requirement: AED 2 million

To qualify through property, the Dubai property you own must be worth at least AED 2,000,000. Some details matter:

  • Several properties can be combined to reach the threshold.
  • Off-plan property can qualify if it comes from an approved developer and the required amount has been paid. Authorities refine these rules from time to time.
  • Mortgaged property may qualify with a bank NOC, under stricter conditions.
  • Joint ownership: each owner's share is assessed.

What you get

  • A 10-year residence visa, renewable while you still meet the conditions.
  • Family sponsorship: spouse and children, and in some cases parents.
  • No minimum stay: unlike standard residence visas, it isn't cancelled if you spend more than six months abroad.
  • An Emirates ID, local banking, and easier admin for things like leases and utilities.

Common misconceptions

"The Golden Visa makes me a UAE tax resident." Not automatically. Residence permits and tax residency are separate. If your permanent home, family and centre of vital interests stay in Europe, you will generally remain tax resident there.

"Any AED 2M listing works." The value used is the one on the title deed or official valuation, not the asking price. Check in advance if you are close to the threshold.

"I keep the visa after selling." If a sale drops your holding below the threshold, renewal becomes a problem.

Smaller budgets

Below the threshold, a shorter-term investor residence visa may be available. Thresholds and conditions change, so verify the current rules before buying.

The process in brief

  1. Buy the property and obtain the title deed (or the Oqood for off-plan).
  2. Get the valuation or ownership certificate from the DLD.
  3. Apply through the joint DLD and GDRFA (immigration) channels.
  4. Medical test, biometrics, Emirates ID.

It typically takes a few weeks, and fees are a few thousand dirhams per person.

Who benefits most

The visa is most valuable if you plan to spend part of the year in Dubai, want to bring your family, or want a long-term Plan B in a dollar-pegged economy. If you're purely chasing yield, the visa is a bonus, and stretching your budget to AED 2M may not pay off.
