What drives the dirham to forint rate?

Why does the dirham follow the US dollar?

The UAE dirham (AED) is not a free-floating currency: its exchange rate is pegged to the US dollar at 1 USD = 3.6725 AED. The value of the dirham against the dollar therefore practically does not change, and against every other currency – including the Hungarian forint – the dirham moves together with the dollar.

As a result, the dirham to forint rate is in fact set by the dollar to forint rate: 1 AED is worth the USD/HUF rate divided by 3.6725. The converter calculates it exactly this way: it takes the dollar to forint, dollar to euro and dollar to pound rates derived from the European Central Bank (ECB) daily reference rates and converts them to dirham with the fixed 3.6725 ratio. When the dollar strengthens against the forint, the dirham becomes more expensive too; when the dollar weakens, so does the dirham.

What does this mean for a forint-based investor?

If you buy a Dubai property from forint savings, the purchase price, the fees and later the rental income are all in dirham, yet what matters to you is the value in forint. Through the dirham, a Dubai property investment is therefore also a US dollar exposure: besides the property value and the rent, the forint result is also driven by the USD/HUF exchange rate.

An example at the rate above: a property of 1,000,000 AED costs 91,500,000 HUF in forint. If the dollar fell 10% against the forint, the same property would be 82,350,000 HUF in forint, while a 10% stronger dollar would make it 100,650,000 HUF. The value of the property in dirham has not changed at all – the difference comes entirely from the exchange rate.

The effect works in both directions and applies to the forint value of the rental income and of a later sale as well. Currency risk cannot be eliminated, but it can be managed consciously: plan a buffer in your forint budget and do not base the decision on a single day’s rate. The sensitivity table of the converter shows exactly this range.

Reference rate or bank rate?

The value shown on this page is a reference rate: it is calculated from the indicative rates the ECB publishes every day. It is a good starting point for planning, but in a real conversion you will usually not get exactly this rate.

Banks and money transfer services apply their own buying and selling rates, which include a margin over the reference rate, sometimes with a separate fee on top. With a large amount such as a property purchase price, even a small percentage difference can mean a noticeable sum. Before transferring, always ask your provider for the rate and fees actually applied and compare them with the reference value shown here.

The total purchase cost in forint

The purchase price is only part of the outlay: in Dubai you also have to budget for the Dubai Land Department transfer fee and further fees on top of the price. You can calculate them in dirham with the DLD calculator and convert the result to forint with this converter. Detailed guides:

FAQ

Frequently asked questions about the dirham rate

How much is 1 dirham in forint?

The forint value of 1 dirham (AED) depends on the dollar to forint rate, so it changes every day. The converter at the top of this page calculates it from the current European Central Bank reference rates and the fixed 1 USD = 3.6725 AED ratio, showing the date. It is an indicative rate: the rates applied by banks and exchange offices include a margin and therefore differ from it.

Why does the dirham follow the dollar?

The United Arab Emirates has pegged the dirham to the US dollar: 1 USD = 3.6725 AED. Because of this, the dirham moves against other currencies – such as the forint or the euro – exactly like the dollar, so the dirham to forint rate follows the dollar to forint rate.

Which rate does the bank use?

Banks and money transfer services work with their own buying and selling rates, which include a margin over the reference rate, and a fee may also apply. The ECB reference rate is indicative and suitable for planning, but in an actual conversion the rate and fee quoted by your provider always apply.

How much is a Dubai apartment in forint?

It depends on the price of the apartment in dirham and on the current exchange rate. The table next to the converter shows 500,000, 1,000,000 and 2,000,000 AED in forint at the current reference rate, and you can enter any amount. On top of the price you also need to budget for the buying costs, which you can estimate with the DLD calculator.

How does the forint exchange rate affect a Dubai property investment?

Because the dirham is pegged to the dollar, the purchase price, rental income and sale price measured in forint move together with the USD/HUF rate. If the dollar strengthens 10% against the forint, the forint value of the same dirham amount rises by 10% as well, and falls by the same amount if the dollar weakens – while nothing has changed in dirham.

An investment decision needs more than one calculation: costs, payment schedule, yield and visa eligibility.
